The Property-to-Pipeline Audit
A structured diagnostic for one physical estate-agency branch. It examines how the branch turns advertising activity into a controlled pipeline — from choosing what to advertise through to seeing what actually converts.
Six stages, assessed for one branch
Each stage is assessed with three questions. An agency with several branches completes a separate assessment for each one, because processes usually differ by branch.
Stage 1
Select
Choosing the correct property, service, or commercial opportunity to advertise
Stage 2
Match
Matching the opportunity to the correct buyer, tenant, seller, or landlord
Stage 3
Create
Creating differentiated, relevant, and testable advertising
Stage 4
Capture
Structuring campaigns and ensuring enquiries enter a controlled system
Stage 5
Contact
Assigning, contacting, and following up leads properly
Stage 6
Convert & Improve
Tracking downstream commercial progression and diagnosing what to improve
What the audit produces
- A structured view of the branch's capability at each of the six stages, based only on the answers given.
- A clear picture of where enquiries can be lost between advertising and follow-up.
- A record that can be reviewed together with AdCulture Media, and repeated later to compare capability.
The audit measures capability and process, not revenue performance. It should be completed by the agency owner, or directly with the owner.
